In Miami Beach's highly coveted South of Fifth Neighborhood, The Continuum Miami Beach condos continue to see impressive sales records. This type of waterfront condo sales momentum has not been seen since the market heights of 2006! In my opinion, and judging by my own team's very active first half of the year, this is due to the following reasons:

1. Most Miami Beach waterfront condo buyers are usually seeking a second or even third vacation home. These tend to be very affluent owners / buyers and are usually willing to purchase all cash.

2. Miami Beach condos, especially in the premier areas such as South of Fifth Street in South Beach, are unique. There will be almost NO further waterfront condo development in South Beach given the scarcity of land and Miami Beach's strict developement regulations / restrictions. This puts a permanent bottleneck on future supply & represents a strong upside for future real estate market appreciation.

3. Miami Beach attracts an international clientele / market that's less influenced by short term financial trends. Affluent USA Northeast second homeowners, Brazilians, Colombian, Russian, and general South American's are the majority of today's luxury condo Buyers in South of Fifth Street waterfront luxury buildings - such as The Continuum, Apogee, The Murano at Portofino, The Portofino Tower, The South Pointe Tower, Icon South Beach, and The Murano Grande.

4. All of the above cited South of Fifth waterfront condo buildings are impeccably maintained, architecturally unique, and provide residents with the latest modern luxury amenities. Most especially, The Continuum on South Beach offers twelve incredible oceanfront acres at the Southernmost tip of Miami Beach. This is as the equivalent of living at an Oceanfront resort, with features and a location that CANNOT be reproduced.

For Miami Beach residents there are two kinds of heat, The Miami Heat basketball team and year-round tropical temperatures. The latter makes for a great time to plan a night on the town, or a date at one of the gastronomically amazing Miami Beach restaurants. Below are some options for Miami Beach condo and homeowners to stay entertained with the latest dining and nightlife options in and around Miami and Miami Beach:

Haven (1237 Lincoln Road, next to Alta Mare) gets a nice mention in The Miami Herald. It's an upscale neighborhood place for drinks and small bites:

Looking for a place to have a drink or have something to eat on the Miami Beach boardwalk along the water? Check out The Setai, Carraba's or The Cabana Beach Club at the Eden Roc. Here's an abbreviated rundown:

1. The Setai: An oasis right on the ocean, the Setai seduces with a wooden bar and tables covered by umbrellas. They offer an extensive menu that include items like ceviche, salads, and sandwiches. Definitely one of the most upscale places around, but well worth it if one wants to be confused with the rich and famous.

2. Carrabba's Italian Grill: Located in the mid-beach area of Miami Beach on 39th Street, Carrabba's offers daily drinks specials and great prices on food. The most casual of the these three places, and on weekends, enjoy the sounds of a live band while enjoying the cool ocean breeze.

3. Cabana Beach Club: Further north on 45th street in Miami Beach, the Eden Roc's Cabana Beach Club offers THE only full water view from their location. They boast a large menu with hotel prices offers something for every taste ranging from coconut shrimp ($14) and fried grouper tacos ($14) to flat iron steak ($27) and sugarcane skewered ahi tuna ($25). Not as fancy as the Setai, yet more upscale than Carrabba's.

Other Highlights:

Live music has come to the The Betsy Hotel & Bar (1440 Ocean Drive in the heart of South Beach) every week on Thursday. On June 9, they have local Miami Beach legend and South Beach Diva Maryel Epps.

The Wizard of Oz will be on the New World Center Soundscape's outdoor big screen (500 17th Street, between Washington & Pennsylvania Aves) on Wednesday, June 8 @ 8pm. Free to the public, get there early! Located at the beautiful Frank Gehry Designed New World Center campus.

Cirque du Soleil's Eloize comes to the Arsht Center July 26th - August 7, Tickets start at $25.00.
