The Miami International Art Fair will take place from January 18-21, 2013. The fair will feature premier galleries from all over the world, along with accomplished curators and collectors. January will mark the fourth year of the art fair, and is one of the most anticipated mid-winter art fairs in the U.S. The fair will kick off with a private preview on January 17, from 6:30 pm to 8:30 pm. Recovery Still Slowly Moving Forward

Nationwide, the housing market experienced a 3% gain in the month of May. While the advance was still small, it marked a significant improvement over anemic advances posted in the prior two months. According to the highly regarded Case – Schiller report, the gains in March and April were only a fraction of a percent, .7% for both months. Year to year, prices still fell 1.9%, but this was a lower figure than an expected decline of 2.5%. This represents the smallest decline seen in over 3 years.

The gains announced come on the heels of recently announced data showing an increase in housing starts, sales of new homes, and sales of existing homes. This round of good news has led many analysts to believe that the worst may be over in the housing slump. The growing sense of optimism adds further credibility to the notion that the nation’s economic recovery is finally beginning to pick up steam.

The federal government along with state’s attorneys general recently hammered out a $26 billion settlement with the banking industry. The fines were levied for lending practices that were deemed abusive. In particular there was a problem with robo signing of documents that were supposed to have been reviewed, but were simply automatically signed off on. While the settlement terms were being worked out, banks agreed to hold off on foreclosures. Now that agreement has been reached, there could be new spate of foreclosures.

Still, the nation’s 20 largest cities have all reported housing gains in the last month indicating the recovery is real and widespread. This comes as welcome news to a market that has spent over 5 years in a slump. The lengthy decline is said to have had a significant effect on the nation’s psyche.

Nevertheless, it remains a big investment, so it’s important to make smart choices with regard to size, shape, site selection, and type.

Types of Pools

When deciding on your pool size and shape along with budget, available area, and design wishes all will play a part in your decision.

  • Swim spas which are small pools that produce a man-made current against which you can swim in place.
  • Lap pools that are typically narrow but require a considerable yard. Some are as long as an Olympic pool and are meant for training or exercise.
  • Recreational pools are usually shallow at one end and deep enough for diving at the other. Typically rectangular, they come in many sizes. Free form shapes are also available and are often preferred because they blend well into the backyard landscape.

Where to Install

Many pool owners prefer to install their pool close to the kitchen or family room. That provides ready access to the house and makes it easier to bring food and drinks out and to clean up afterwards. It’s also easier to keep an eye on the pool from the house. That said, a somewhat secluded pool has the feel of a vacation getaway — without ever pulling out of the driveway. As long as the pool is connected to the house with a smooth, well-lit path and has a sizable pool deck around it for outdoor furniture and a grill, no one will complain. A pool cabana, of course, allows for nearby dressing and showering.

Pool Construction

The majority of today’s pools are built of vinyl, fiberglass, or concrete (called either wet shotcrete or Gunite, depending upon how it’s mixed and applied). Poured concrete pools and concrete block pools have fallen out of favor. A plaster finish is troweled over shotcrete or Gunite surfaces. Vinyl is the least expensive option. Inside a suitable excavation, a frame of wood, plastic or metal is erected. The most stable systems are set in a concrete footing. Wall panels are then fastened to the framing, plumbing is installed, and a sand base is laid. A heavy-duty vinyl liner is fastened to the top of the frame and what remains of the hole is back-filled. Masonry coping is installed over the top of the wall. Fiberglass pools are pre-molded in a variety of shapes and sizes. They are manufactured with steps, benches, and swim-outs already in place (not the case with vinyl).

After the hole has been dug, plumbing installed, and sand base laid, it is lowered into the hole and leveled. To avoid bowing, filling the pool with water and back-filling with sand must be done simultaneously. No framing is required. Shotcrete pools are made by shooting a mix of cement, sand, water, and aggregate from a pneumatic applicator at high speeds against the earthen walls and base of the pool excavation and around a grid woven of steel rebar (reinforcing bar). Multiple passes are necessary to build the mixture to the desired thickness. The concrete must be troweled smooth before it sets, and afterwards a coat of plaster is applied. These are several options and factors to consider when you are creating your backyard paradise. But once it’s done you will see that it was worth the effort.

State First in Foreign Sales

Recent reports show Florida leads the nation in home sales to foreign buyer. People listing a foreign mailing address as their address of record constituted 5.5% of buyers in the Miami region between May of 2011 and January of 2012. Even this figure may be below the true number since buyers may purchase the home through some sort of broker or agent or have another place in the states. South Florida remained the top market for foreign buyers through the twelve months ending in March of 2012.

In 2010, some 39% of the residents in the Miami metro region were born outside theU.S. The following year, 7.4 of the population that had moved within the last year had made the move from a foreign country.

The median price for a home in the Miami metro area was 184,700 by the end of last year. That was a drop of 1.4% from the fourth quarter median for 2010.Condominiums showed some gain during the period rising 8.3% to $87,100 in the fourth quarter of 2011. The top three countries of origin for these foreign buyers are Canada, Argentina, and Venezuela.

According to recent figures compiled by the National Association of Realtors, the Miami region comprised 30% of all foreign sales in Florida. The Orlando area had the second greatest amount of international sales, 14%. Local realtors report figures of 20 to 30% of the clients entering the market for home buying are now foreign. The U.S is seen as safe haven for real estate investment. While that may seem strange for anyone familiar with the market forFloridareal estate over the last several years, many foreign buyers come from countries with unstable governments and rampant inflation.

Figures from the previous year placed Venezuela first, followed by Brazil, Argentina, and then Canada, Almost half the realtors indicated that the number of foreign clients they dealt with had increased in 2011, while 34% said there had been no change, and 15% reported a decline.

At Moving Things, visitors learn the most efficient way to something from one place to another. Everything moves – Earth, the stars, cars, water, people, clouds, and sand. But how and why?

In Moving Things, participants test their brain vs. their brawn in this incredibly fun, educational hands-on exhibit, which focuses on how things get moved around from place to place – sometimes easily, sometimes not so much. This exhibit always springs surprises with a variety of special activities and subjects.

Traffic: The age-old traffic question: which is the best way to go: 10 miles by multi-lane freeway or half that on winding, two-lane back roads? In addition to distance, traffic is a major factor in picking the best way to go from point A to point B.

But what determines whether or not traffic moves smoothly or jams up? This exhibit gives visitors an idea. Using an exhibit akin to an air hockey table, visitors try to manage a flow of traffic by putting discs of different shapes and sizes in motion. The test is avoiding traffic jams, tailgating, and taking too much time.

Packing a Pallet: We all know how strangely efficient and easy it is to move things when they are packed uniformly onto a pallet. At this exhibit, visitors learn that packing and stacking with minimal gaps make all the difference. A fun activity to try is seeing how many of you and your friends can be packed inside a square meter!

Turntable: If you’ve been on a merry-go-round, you know what’s it like to try and get off while it’s still in motion. Why? In this exhibit, you’ll learn that rotating objects have unique properties, all of which can either get you going or knock you off your feet. Here, guests try placing rings, disks, and other spheres on a rotating turntable to see if the objects go where predicted. Truly unique fun that educates.

Packing Parcels: Not the same as packing a pallet. Here, participants pack a container as efficiently as possible in order to make as few trips as possible. A little time planning your packing saves time and effort in the long run. Test yourself to see if you can arrange the colored shapes into a solid block with no gaps.

Streamlines
: We’ve all heard the term “streamlined”, but what does it mean? Moving objects through air or water takes energy, and the faster the motion and the bigger the object, the greater the resistance. Being streamlined means air or water flows past or over objects more easily, which saves energy. Participants place shapes in a stream of water at this exhibit to see which shapes the water flows around the fastest.

As Europe continues to battle its financial crisis, there is a lot of volatility happening in markets these days. Earlier this month, Spain officially requested a bailout making this the largest and fourth European economy to request help.

While these global events continue to take place, fluctuations are keeping low mortgage rates here in the U.S. on track.

Overall applications increased 1.3% with refinances accounting for 78% of all business for the week ending June 1st, according to the Mortgage Bankers Association’s Weekly Mortgage Applications Survey.

While the purchase index decreased only slightly, mortgage refinances increased 2%. FreeRateUpdate.com’s survey of direct and wholesale lenders shows that mortgage rates remained steady over that week with 15 year fixed mortgage rates at 2.750%, 30 year fixed mortgage rates at 3.375%, and 5/1 ARM loan rates at 2.125%, all of which are available with 0.7 to 1% origination fee to well-qualified borrowers.

High affordability for a home purchase could bring some positive action as the active summer buying season is now underway.

Homebuyers need stable income and employment, enough assets for the closing and reserves, along with good credit in order to receive lender approval.

Current homeowners who have mortgages with Freddie Mac or Fannie Mae are finding that the Home Affordable Refinance Program (HARP) is helping them to refinance to lower mortgage rates, thus avoiding a short sale, future foreclosure, or strategic default.

In order to be eligible for HARP, the existing mortgage must have been sold to either of these GSEs before June 1, 2009. It’s easy to obtain additional information about HARP with an online inquiry which returns a response within minutes.

Online HARP inquiries are more successful because there are more lenders available in one place at one time who are willing and eager to assist borrowers with their needs.

The FHA Streamline Refinance, with reduced upfront and annual mortgage insurance premiums, is now in place and is expected to bring in millions of FHA refinances until the end of 2013. The program is now available to FHA borrowers with mortgages endorsed prior to June 1, 2009 and is expected to be a huge success.

While the program does not allow for cash out, it does have no verifications required, meaning that even borrowers who have lost income can be approved.

Due to the large number of borrowers applying for this FHA loan program, obtaining an online inquiry which doesn’t require a social security number can produce the quickest results to a lower FHA mortgage rate.

Currently FHA 15 year fixed mortgage rates are at 2.625%, 30 year fixed mortgage rates are at 3.125%, and FHA 5/1 ARM loan rates are at 2.625%.

FHA purchase mortgages have decreased since the increase in the upfront mortgage insurance premium on new loans makes FHA closing costs high. However, it’s important for borrowers to know that in most cases these expenses can be added to the mortgage amount.

Jumbo mortgage rates have also remained steady for the week ending June 1 with jumbo 15 year fixed mortgage rates at 3.125%, jumbo 30 year fixed mortgage rates at 4.125%, and jumbo 5/1 ARM loan rates at 2.250%.

These are the lowest jumbo mortgage rates available with 0.7 to 1% origination fee for borrowers with excellent credit.
