Rising foreclosure rate of Miami-Dade appeared in early 2007 with the first quarter increasing sharply in the urban markets. Total calculation of increased rate of foreclosures was up nearly 31%. Living in tiny spaces is common in Hong Kong, but architect Gary Chang has really outdone himself with his 330-square-foot apartment. Putting his architectural wisdom to good use, Chang has managed to rearrange his apartment create 24 – yes, twenty-four – separate rooms. Through the use of sliding doors, a bedroom becomes a living room, the linen closet become a bathroom, and the kitchen is behind the TV. He has mirrored ceilings that help improve natural light and cover up the sliding door tracks. This has increased efficiency and reduced his power bills. The video of his apartment has been posted online at multiple sites and has had over then million hits.


90 Sq. Feet

One of the first to be an online hit was Felice Cohen’s 90-square-foot apartment near Central Park for which she paid $700 a month. Testing her organizational prowess, Cohen slept close to the ceiling in a lofted bed, using the underneath space for storage and seating, and utilized her toaster oven as food storage space. Though she has moved in recent months, her closet-sized apartment used to get a million hits a day after real estate blogs discovered it and it was featured in a documentary about tiny apartments.

89 Sq. Feet

Jay Shafer’s tiny 89-square-foot place has been viewed online over 1.6 million times. Shafer has the distinction of being one of the first to give online tours of his minute home, complete with a toilet in the shower and a sleeping loft above the kitchen. Shafer is somewhat of an aficionado, having also previously lived in previous homes that were under 100 square feet. In fact, he sells tiny aparments to others looking for a similar lifestyle and home.


80 Sq. Feet

Not only has Beren Harrington downsized, but he has also gone eco-friendly: he lives in a tree house 25 feet off the ground. Wanting to be closer nature, Harrington built his tree house equipped with a deck and a single room; there’s no bathroom or kitchen, and anyone with a fear of heights wouldn’t consider it the dream house Harrington does.

78 Sq. Feet

The most miniscule apartment in the country belongs to Luke Clark Tyler in New York City’s Hells Kitchen for less than $800 a month. Amazingly, the home is also his office. His bed, which converts into a sofa, and his closet, which holds his clothes AND microwave, bookend his “office”, which consists of his desk.

There may not be an end to this in sight, though it’s hard to tell how much this will catch on with the mainstream. However, according to research, U.S. web searches in the past year for “tiny apartment” have doubled and those for “unique spaces” and “unusual homes” have increased 50%.

The musical workshops offered by Miami’s Cultural Center of Spain will give students something creative and productive to do this summer. The workshops will be offered by Bruce Mack, a New York-based musician and music educator who has long used artistic expression as means for teaching children and getting them to expand their world view.

The summer classes start with immediate hands-on instruction, as students are allowed to play the instruments of their choice, and have to learn to play together to make beautiful music. Kids will learn the basics of playing percussion, including xylophones and congos. These workshops are also ideal for kids who already play an instrument, as they will enhance their sight reading skills and increase their improvisation abilities.

However, no experience is necessary for children to participate in the workshops. Instruments will be provided for the children, but kids are also encouraged to bring their own instruments if they have them. Children who are interested in singing can attend the Bruce Mack workshops as well.

More Condos in the Planning Stages

Sunny Isle Beach has become the leading center for condominium construction in Miami–Dade County. Currently there are six condominium towers under development with more on the way. 450 more units are do for construction along a 40 block corridor of Collins Ave. These are all classified as luxury units, and further development here is anticipated. The six towers underway comprise 15% of the 45 towers that have been proposed in the tri county region comprising South Florida as of July 2012.

Four sites have been approved for residential towers containing 580 condominiums in Sunny Isle Beach. In another development deal, a partially completed project has had its loan bought by an investment group. There are 140 hotel rooms and 134 condominiums in this project which now appears to be back on track. Up to 1200 additional condos could be added in Sunny Isle Beach once all the proposed projects are built out.

Like much of the nation, the real estate market for Miami Beach Real Estate has fallen on hard times in recent years. After years of double digit increases at the start of the century, the market stalled in 2007 and began declining steeply the following year. After suffering through three consecutive years of declining prices, the market finally seems to have stabilized and has registered gains in recent months.

Sales Strong in 2nd Quarter

More than a hundred new condo units were sold in the second quarter in Sunny Isles Beach. This reduces the vacancy rate by over 20%. This is one of the most costly areas in the country for condo space with a rate of $450 per square foot being the median cost. Prices are even higher in nearby South Beach. The Miami Trump Towers in Sunny Isle Beach recently reported that sales there had passed the $100 million mark.

There are currently about 1,000 unsold condominiums in Sunny Isles Beach. Of those built after 2003, more than a third are in projects connected to Donald Trump. Despite the unsold inventory, new projects continue to receive approval and financing.

In the last decade, Sunny Isle Beach has registered over $4 billion in condominium sales. The development has changed the skyline of Sunny Isles Beach from one of low lying housing to clusters of high rise towers filled with luxury condos.

There had been a 9% drop in the sales of condos in Sunny Isles Beach in the first quarter of this year from levels seen in the year before. Sales advanced though in the subsequent quarter. The greatest gains seen of late came in the third quarter of last year when sales jumped 67% over the level seen at the same period of the prior year. It is hoped that a similar process will take place this year. That hoped for outcome would mean another large increase for the upcoming third quarter of 2012. With a real estate recovery in the process of starting, prospects appear bright for such an outcome with any luck.
