7,100 square feet of living space garnered South Florida’s highest ever condominium sale. The Setai South Beach building’s penthouse condo sold for an unprecedentedly impressive $27 million in January. Located at 101 20th St. Miami Beach, the 40th floor unit is vast with 4 bedrooms and 4.5 bathrooms included in its hefty square footage.

This sale marks a streak of highest ever condo sales for Miller. In 2011 he brokered another Setai condo sale for $21.5 million which was previously also the highest condo sale ever. That sale was trumped last May with a $25 Million sale at Continuum Miami Beach.

The Setai building offers 175 residences in its 40 stories of high-rise luxury. Floor to ceiling windows provide panoramic views of the Miami skyline, beaches and ocean.

Most Setai residences fall between 827-1,408 square feet and vary between 8 unique floor plans. All units deliver awe-inspiring panoramic views. Residences start on the fifteenth floor, with two-story “townhouses in the sky,”. Twenty-two floors of expansive luxury condos make up the bulk of the magnificent homes and the building culminates with 3 stories of jaw-dropping penthouses. Private infinity edge pools and private terraces top off these penthouse perks.

With a 5 star hotel also on-site, condo owners can enjoy an array of hotel amenities such as a multi-level lobby and security, valet parking and concierge services available 24 hours. Owners also receive discounts in the hotel restaurant and bar. Several schools from Montessori and day care, to Hebrew school and high school are also located within about a mile.

Located right on South Beach, living or staying in The Setai puts you right in the middle of the action. Restaurants, bars, coffee, groceries and parks are all within walking distance. Shopping, entertainment and culture are all at your fingertips. FInd your favorite designers at the Atrium. Broaden your horizons at the Bass Museum of Art or the Holocaust Memorial of Miami. Take in the latest blockbuster at Alliance cinema. All of these hotspots are within a quick 3/4 mile walk or less.

The 5 star resort hotel feels like a home away from home with 556-900 square foot suites. Managed by renowned GHM Hotels, the 80 suites feature high speed internet, 24 hour room service and other upscale amenities. Enjoy maid and valet parking services, poolside and on the beach food and beverage service, gorgeous beach landscaping and a 5-star oyster bar. 3 restaurants, 3 pools, a spa and top-of-the-line fitness center cap off the full service luxury experience of The Setai in South Beach.

If you are thinking about buying a condominium unit in sunny Miami, Florida, you may want to think again– there has been reports that Miami condo prices soar 30%; sales highest since 2006.

According to a new report obtained from Douglas Elliman Florida, there has been a major increase in the median sales price of condominiums in Miami– during the fourth quarter alone, the median sales price rose 30.1%, as total sales activity reached its highest levels since 2006.

The single-family market contributed a lot to the dramatic increase in sales prices among single-family houses, as sales increased by 22.8%. Condominium sales followed, as its sales activity rose to 9%.

Increase in Sales Figures and Sale Prices

Throughout a three-month period, there had been a total of 5,206 units sold between the months of October to December.

The highest median sales prices were recorded in Miami’s coastal communities, from Surfside located north to Pinecrest in the south. Luxury home and condominium seekers contributed 10% to the total of sales. The median sales price for a condominium unit was $1.18 million, recording a dramatic increase of a whopping 32.6% from a year ago. The single-family median sales price was $1.4 million, with a 30.1% increase from last year.

Two Major Reasons for the Dramatic Increase

Miller Samuel released a report that stated two reasons behind the sudden increase in median sales price and sales. The first reason would be reduced inventory, allowing the market to become more stable– stable enough to attract more potential sales. The second reason would be the recent penthouse boom in South Beach, Florida. Due to the fact that there was a high demand for classy condominiums in luxury areas, the median sales prices went off the charts. People went as far as buying condominiums that were priced at $25 million. It was clear that people had money to spend when it comes to living in style by purchasing first-class condominiums and houses in Miami.

Reports also showed that most buyers of Miami Condominium paid in cash, during the penthouse boom in September 2012.

The High Demand for Luxury Condominiums

Both international and domestic buyers go to Miami in an effort to purchase luxury condominiums and Miami Luxury Homes. Since Miami is one the friendliest cities to live and to retire in, the demand for a Pinecrest or a Surfside zip code is off the charts. Because there are a lot of properties with pending foreclosures as well as REOs waiting to be listed and be available to the market, there’s a big chance that the supply cannot fully accommodate the high demand for condominiums and single-family homes. This would only lead to a higher median sales prices and more sales increases, because there are actually people who are willing to purchase houses and condominiums regardless of its high prices.
