If you are thinking about buying a condominium unit in sunny Miami, Florida, you may want to think again– there has been reports that Miami condo prices soar 30%; sales highest since 2006.

According to a new report obtained from Douglas Elliman Florida, there has been a major increase in the median sales price of condominiums in Miami– during the fourth quarter alone, the median sales price rose 30.1%, as total sales activity reached its highest levels since 2006.

The single-family market contributed a lot to the dramatic increase in sales prices among single-family houses, as sales increased by 22.8%. Condominium sales followed, as its sales activity rose to 9%.

Increase in Sales Figures and Sale Prices

Throughout a three-month period, there had been a total of 5,206 units sold between the months of October to December.

The highest median sales prices were recorded in Miami’s coastal communities, from Surfside located north to Pinecrest in the south. Luxury home and condominium seekers contributed 10% to the total of sales. The median sales price for a condominium unit was $1.18 million, recording a dramatic increase of a whopping 32.6% from a year ago. The single-family median sales price was $1.4 million, with a 30.1% increase from last year.

Two Major Reasons for the Dramatic Increase

Miller Samuel released a report that stated two reasons behind the sudden increase in median sales price and sales. The first reason would be reduced inventory, allowing the market to become more stable– stable enough to attract more potential sales. The second reason would be the recent penthouse boom in South Beach, Florida. Due to the fact that there was a high demand for classy condominiums in luxury areas, the median sales prices went off the charts. People went as far as buying condominiums that were priced at $25 million. It was clear that people had money to spend when it comes to living in style by purchasing first-class condominiums and houses in Miami.

Reports also showed that most buyers of Miami Condominium paid in cash, during the penthouse boom in September 2012.

The High Demand for Luxury Condominiums

Both international and domestic buyers go to Miami in an effort to purchase luxury condominiums and Miami Luxury Homes. Since Miami is one the friendliest cities to live and to retire in, the demand for a Pinecrest or a Surfside zip code is off the charts. Because there are a lot of properties with pending foreclosures as well as REOs waiting to be listed and be available to the market, there’s a big chance that the supply cannot fully accommodate the high demand for condominiums and single-family homes. This would only lead to a higher median sales prices and more sales increases, because there are actually people who are willing to purchase houses and condominiums regardless of its high prices.
