There are designated areas on Miami Beach, classified as Historic Districts, which only allow minimal alterations but no demolition of historic residences. This 1936 Art Deco Streamline Moderne style home by famed architect Henry Maloney (Anglers Hotel) is one prime example. The architecturally stunning masterpiece was featured in the 2012 novel "Ocean Beach" showcasing South Beach’s legendary Art Deco designer homes. The home is located on an over-sized 11,250 S.F. Corner lot in the highly desirable Flamingo Park West neighborhood of South Beach and was approved for renovations and addition by the Miami Beach Preservation Board. The home will undergo restoration that will result in a 5, 324 SF five bedroom, five and a half bathroom home with amenities such as a pool, gym, office and media room. The home is located just a block from the 36 acre Flamingo Park. This art deco treasure will be restored and renovated while preserving the homes in this historic status in this historic district.

Miami Beah Condo Development Alton RoadEarlier this week, Miami Beach Developers Russell Galbut from Crescent Heights and Jorge Perez of the Related Group have proposed to build a 50 story luxury high-rise building at the entrance to South Beach (Alton Road and 5th -8th Streets). This is the largest undeveloped Commercial parcel left in South Beach, and is strategically located right behind The Bentley Bay Condos and directly North of Icon South Beach Condos. The South Beach Condo Association, in particular, has expressed strong opposition to this future Development, as it would probably affect the Southern views of the the entire Icon condos in South Beach.

The proposed Development will be designed by international architecture firm Perkins + Will. A six-story waterfall and three-acre public park would take the place of a dilapidated hospital and parking garage that now is the first thing millions of visitors streaming into South Beach see on a daily basis (which is huge eyesore and hazard). The immediate area surrounding the closed South Shore Hospital at 6th and Alton Road is often times occupied by the homeless, is a dark hazard at night, dirty, and a general embarassment for the surrounding residents.

The new proposal would consolidate all the development rights into the southwest corner of the property, said Crescent Heights managing principal Russell Galbut. For the project to get city approval, commissioners would have to recommend to change a city ordinance limiting height in the area. Currently, only 75 feet is the maximum height allowed.

Being a long-time resident and owner at the Bentley Bay Condos (and a Miami Beach Resident since 1992), I agree that a 50 story tower in this location maybe excessive. HOWEVER, as correctly pointed out by Mr. Kip Dugal, who is the manager of nearby Floridian Condos, in the Miami Herald article this past week (link below) the vast majority of area residents believe that any change at this point is better than what exists today. As such, we are urging the City Commissioners to consider moving forward as quickly as possible, on approving a responsible development that allows for compromise from both sides- perhaps as was accomplished with the Alaska Parcel where the Apogee ultra-luxury condos are located today at 800 South Pointe Drive in the South of Fifth Neighborhood of Miami Beach.In our opinion, perhaps a public green space and a smaller luxury condo building may be just the kind of responsible development that the City of Miami Beach needs. Also, a waterfall and water management proposed by Russell Galbut would alleviate the flooding the occurs in the 6th & Alton Road area.
